Purchasing a Holiday Home at Coquetdale is so easy and stress free. There are no sales staff, no middle management and no hard sell!

1. Decide wether Coquetdale is the right Park for you and your family

1.1 Coquetdale is 40 mins. from Newcastle, 1hr 30 mins. from Darlington, 1hr from the Borders & 15 mins. from the coast.
1.2 No pubs, clubs, entertainment or managed events, Under 10's Play Park, Adventure Play Park,
1.2 New Laundry Room, Unspolit Woodland Walks, Locally - Golf, Tennis, Cycling & Fishing
1.3 Numerous country pubs, restaurants, coffee shops, country stores, supermarket....
1.4 Summer season Park. Mid March through to early November

2.1 Coquetdale is a private Holiday Park exclusively for residents only. Sub-letting is not permitted at any time.
2.1 If you are looking to use your Holiday Home for additional investment income to help finance the purchase, Coquetdale is not the Park for you.
2.2 Annual costs include: Annual Pitch Fees, Gas & Electric Utilities. Prices are reviewed annually in September / October for the following season. POA.
2.3 No. Residents only concern is arranging their own insurance.
2.3 There are no management charges or administration fees, it's all part of the service Coquetdale provides.

3.2 All new and approved used Holiday Homes at Coquetdale are sold as part of a package deal.
3.2 Please call for more info. and make a viewing appointment. When researching other Parks make sure you compare 'like for like'.
3.3 There are no hidden costs. Any queries or concerns you may have are normal and we will go through these with you individually.
3.4 Coquetdale is graded into various sections on the Park. Bronze, Silver, Gold & Premier.
3.4 These reflect different budgets, Holiday Home quality standards and different indiviual requirements.
3.4 So if you're looking for peace & quiet, privacy, panoramic views, similair families / couples, Coquetdale has your dream Holiday Home.
3.5 Site fees are determined by pitch size, privacy, views, parking arrangments. This is reflected through the grading scheme on the Park.
3.6 All new and approved used Holiday Homes at Coquetdale are advertised through reception. Current stock is listed on the website.
3.7 28 days as a general rule. Depending on stock and availability.


Coquetdale has always been a family owned and managed site since it was built over 40 years ago.
The site was built by and is still owned by the Muckle family - Malcolm, Kathy & Matthew.
The family has a wealth of experience between them, which gives Coquetdale customers exceptional prestigous service - the best in the industry!
Owning a Holiday Home at Coquetdale is like having your dream second home or country cottage.
Our Holiday Homes include: double glazing, central heating, full walk in showers, en-suite bathrooms, fully fitted kitchens (with integrated appliances), private parking and unspoilt panoramic views.
Obviously we're not aware of your personal situation, however we do know that our extensive range of both new and quality approved pre-owned Holiday Homes means that almost everyone that we meet can make the right choice.
The site offers a range of different pitches to cater for all different budgets, tailored exclusively to your individual requirements.

Is buying a Holiday Home a good investment?
A Holiday Home is an investment in your private leisure time.
Owning a Holiday Home at Coquetdale provides a lifestyle choice for you and your family.
All Coquetdale Holiday Homes are privately owned, sub-letting for investment income is not permitted at any time.


Do I own the land?
No, you are buying a Holiday Home along with the right to occupy a pitch on the Park, providing you pay the annual pitch fees and adhere to the Park rules.
You are not purchasing the land.


Can my friends visit me at the Park?
Yes. Only close friends and immediate family can use your Holiday Home at Coquetdale.
The Park is exclusively families and couples only, no groups are allowed at any time.


Can I choose the location of my Holiday Home?
Yes. However only with selected new Holiday Homes.
Approved used Holiday Homes are sold on site as advertised & are not available for re-location.


Can I move my Holiday Home to another pitch on the Park?
No. Once you have purchased either a new or approved used Holiday Home you are committed to that pitch.
However, you may part exchange or upgrade your Holiday Home at any time where you can re-locate to a different pitch.


How much do Holiday Homes depreciate e.g. after 3 yrs?
Holiday Home ownership is a long term commitment. We advise you not to think about less than 5 yrs. minimum.
This is because purchasing a Holiday Home is very similair to purchasing a car. They both depreciate and the fisrt 3-5 yrs. are the worst.
The value of pre-owned Holiday Homes in future years depends on the state of the economy and how well you maintain your Holiday Home.


What annual costs do I have to pay?
Pitch fees: Annual site fees include a winter storage fee.
Site fees are reviewed annually and notified to customers in September / October each year for the following season.


Do you allow pets onto the Park?
Yes. No dangerous breeds are allowed. All pets must be kept under proper control at all times.


What is the length of the season?
Mid March through to Early November each year. Coquetdale is a private Holiday Park, NOT a Residential park.


Who decides the length of the season?
The local planning authority sets the maximum period that the Park is permitted to be open for business each year.
However, it is up to the Park to decide, within that period, the actual dates during which the Park will be open for you to visit.


Why should the Park decide a different period?
There may be a number of reasons, but often the closed period is used to carry out essential maintenance and improvement work so that
residents can enjoy the open period without being inconvenienced by any disruption on the park.


Can I move permanently into my Holiday Home?
NO. You are restricted to using it for holiday or recreational purposes.
If you were to live permanently in your Holiday Home, this would be in breach of the planning permission & site licence with serious legal consequences.
In addition, a caravan Holiday Home is not designed to be a permanent residence.


What about insurance cover?
It is important to bear in mind that the cover provided for Holiday Homes is not the same as that for residential park homes when it comes to providing 'alternative accommodation'.
For Holiday Homes, the insurance cover reflects the fact that the customer's permanent home is not the Park.
The cover does not extend to providing temporary re-housing in the event of damage to the Holiday Home.
